    My husband and I rented from Mr. Arnold for 3 years. We were always timely in our payments and always made them aware of issues early on. Our water heater exploded and soaked our carpet and even the 2nd floor. Mr. Arnold took the expenses of carpet cleaning out of our deposit even though we had no control over the water heater or the carpet damage.
